Most sellers don’t have their home inspected before selling it. We think this is a mistake, and we’re going to tell you why today.

Most home inspections are done after an offer has already been accepted on a home. We actually recommend getting an inspection done before you even list your home for sale, and here’s why.

For starters, you get to choose the inspector. In a traditional inspection, the buyer chooses the inspector. Home inspection reports are basic, and they are intended to point out structural issues as opposed to cosmetic ones. They may include notes on repairs to make on porches, handrails, heating and cooling systems, and anything that might prevent a buyer from making their way to the closing table.

The reports will be very easy to understand, and your inspector will lay out all the recommended repairs. This will put you in the driver’s seat when it comes to negotiating with the buyer. You’ll have the report beforehand and you can either choose to make those repairs or bypass them and adjust the price accordingly.
